Remember Buyers Always Determine Value!

I often see great properties that have been on the market for months, while less impressive properties fly off the MLS. Why? The biggest reason is PRICE! Many homeowners especially in this market base their price on everything but the comps. Doing that is like Bestbuy expecting to sell flat screen TVs for $10000, when everywhere else is selling them for $2000. Why would anyone buy from Bestbuy when everyone else is selling the similar TV for a much less. The value of your property is determined by what a BUYER is willing to pay in today's market based on comparing your property to others SOLD in your area.
